ROUTE 301 CORRIDOR REAL ESTATE MARKET STUDY

The U.S. Route 301 corridor is an 8.5-mile commercial district in Chesterfield County, VA, located along one of the country's most historic highways. The adjacent neighborhoods of Ampthill, Bensley, and Bellwood each have a unique sense of history and community, as well as individual strengths, and opportunities.
In early 2019, Chesterfield County retained a team led by Urban Partners to complete a market analysis that will inform Chesterfield County officials as to the type of improvement recommended for existing properties. We examined market opportunities for housing , retail, industrial, and office commercial uses. From that analyses, we prepared a detailed site concepts for three potentially catalytic parcels along the corridor that are ripe for redevelopment. The team also provided a comprehensive strategy for funding the recommended development programs.
