AMBLER TRID STUDY
Ambler Borough, PA
Ambler Borough is an older community in Montgomery County, PA that’s drawing on a walkable main street and excellent access to public transit to revitalize its downtown core. A newly constructed Ambler Train Station for the Southeastern Pennsylvania Transportation Authority’s (SEPTA’s) Lansdale/Doylestown Line provides relatively frequent service to its patrons; the ride to/from Center City Philadelphia is approximately one half hour in length. On East Butler Avenue, the newly restored Ambler Theater serves as an anchor for the commercial corridor, which is also supported by several new restaurants and other retail establishments that have opened in the recent past.
In 2008, the Borough commissioned a Transit Revitalization Investment District Study to determine whether it should use the TRID funding mechanism to enhance the possibilities for redevelopment centered at the Ambler Train Station. Urban Partners’ role in this Transit Oriented Development (TOD) study was to analyze current dynamics for housing, office, retail, and other relevant markets within the potential TRID area, and to establish the range and scale of housing, retail and commercial market opportunities. Additionally, Urban Partners produced all financial and fiscal analyses for the TRID study, including the value capture analysis for the tax increment financing.
